Who Pays What?

The Seller Will Generally be Expected to Pay For:

bulletReal Estate Commission
bulletTitle and Escrow Fees
bulletDocument preparation fee for Deed
bulletDocument recording charges that effect the seller
bulletCounty Transfer Tax ($1.10 per $1,000 of sales price) This varies with county and city
bulletAny loan fees required by buyer's lender
bulletNotary fees - Sellers Documents
bulletTermite inspection and repairs according to contract
bulletAny city transfer/reconveyance tax
bulletSpecial delivery/courier fees
bulletPayoff of all loans in seller's name
bulletInterest accrued to old lender, Statement Fees, Reconveyance Fees and any prepayment penalties
bulletHomeowner's association transfer fee and prorate dues (negotiable)
bulletBonds of assessments according to contract
bulletHome warranty according to the contract
bulletAll delinquent taxes
bulletAny judgments, tax liens, etc. against the seller
bulletTax proration
bulletRecording charges to clear all documents of record against seller

The Buyer Will Generally Be Expected to Pay For:

bulletTitle insurance premium covering loan policy (ALTA)
bulletNotary Fees - Buyer Documents
bulletDocument preparation fees - Buyer Documents
bulletTax proration
bulletInspection fees (roofing, geological, property, etc.)
bulletHomeowner's transfer fees
bulletSpecial delivery/courier fees
bulletAll new loan charges (except those required by the lender for the seller to pay)
bulletInterest on new loan from date of funding to 30 days prior to first payment date
bulletFire insurance premium for the first year
bulletCity transfer/reconveyance tax according to the contract
bulletPreliminary change of ownership fee
bulletAssumption/change of records fees for takeover of existing loan
bulletBeneficiary statement fee for assumption of existing loan
bulletOther proration if applicable
